Real Estate Estate Market Update April 2026: A Balanced Market—With A Noticeable Shift

✨April was a balanced market for Greater Vancouver, and locally we saw detached home sales driving the activity across South Delta, Richmond & South Surrey –  as the demand for detached homes was stronger than for attached. 

Buyers in our local areas remained cautious + price‑sensitive. Well‑positioned detached homes continued to sell well while condos & some townhomes took longer to move w/ higher supply + more competition.

📈 Inventory: High across all segments → giving buyers more choice, more time + negotiating power

🏡 Detached Homes: Sales up 14% vs April 2025 → attracting the most buyer interest

🏘️ Townhomes: Sales down 2% vs April 2025 → relatively stable but still feeling inventory pressure

🏙️ Condos: Sales down 10.7% vs April 2025 → the softest segment with higher inventory + more buyer leverage
